Our job is to find your next home at the most affordable price. This is what we do. And we do it for less than anyone else in the business. If you buy a home under $500,000 our buyers commission is 2% of the net purchase price. If you buy a home over $500,000 our buyers commission is 1.75% of the net purchase price.
Why should you consider listing with Canalside? Simple, we charge less for providing the same services other agencies charge. At Canalside, we believe Real Estate Agents have cornered the market and are overpaid. We intend to bring everyone back down to earth. Our job as your listing agent is to negotiate the highest price and favorable terms for you. And that starts with our tiered commission structure. If your home sells for $250,000 or less, we charge 1.5%. If your home sells for $250,000.01 to $500,000, we charge 1.25%. If your home sells for $500,000.01 or more, we charge 1%.

All these things take time, cost money, and require effort on your part. Have you found a property management company in Rochester that’s worth the price? I haven’t. Rochester deserves a management company who is reliable, affordable, and actually does what they say they will do. At Canalside, we will not nickel and dime you with additional fees. We charge a flat rate of 15% of gross monthly rents. For this service you will receive, unit advertisement, professional photos of your unit, tenant placement, rent collection, turnover management, and monthly income disbursements. For an additional fee of $500/month per property (discounts available for multiple units), Canalside will perform bookkeeping and administrative services including paying for maintenance and contractor invoices, monthly, quarterly, and yearly reporting. **Please note, the bookkeeping services ARE NOT INCLUDED in the flat rate 15% fee**
